I saw this week that Sonoma County prosecutors have had over 80 complaints of price gouging after the fire, are investigating 40 of those and have currently charged 6 landlords for jacking up rental rates.  They anticipate charging more landlords in the upcoming weeks. The maximum penalty is up to 1 year in jail and a $10,000 fine.  It’s reported that the North Bay fires have resulted in $9 billion dollars in insurance claims of which about $3 billion dollars has been paid out to date. http://www.northbaybusinessjournal.com/northbay/sonomacounty/7731731-181/northern-california-fires-claims-9b?ref=tsm&artslide=0

Also, HUD has reversed its position on the ability to make FHA loans on homes with PACE loans attached to them.  Hopefully you know that many energy efficient upgrades such as solar, can be financed with a Property Assessed Clean Energy loan which attaches onto the homeowners tax bill as a super-lien.  HUD has decided that homes encumbered with PACE loans will no longer be eligible for mortgages insured by FHA and this decision is due to go into effect within 30 days.  NAR supports this decision and for more information, click https://www.nar.realtor/washington-report/fha-prohibits-pace-loans

In local news, the County Board of Supervisors Housing Subcommittee recommended last week to conduct a Merit Hearing on establishing a Mandatory Mediation policy for rent increases over 5 percent in a year or a change in housing services commensurate to a rent increase of more than 5 % within a 12 month period.  This would affect Unincorporated Marin only.  They also recommend that Just Cause for Eviction be considered in one year.  MAR will keep you posted as this conversation continues.  Just Cause Evictions = Rent Control and it’s a big fight that REALTOR boards across California are facing that we have to stand against.

And finally, Pantone has come out with their Color of the Year; Ultra Violet.  A rich, saturated deep purple. https://www.pantone.com/color-of-the-year-2018 I can’t imagine that we’ll see this color popping up on the walls of homes everywhere but there’s certainly meaning behind their choice. I’ve been part of conversations all over where people are needing a shift from this frenetic world full of technology, angst and disaster to bringing in a calmer, more healing and grounding energy. The color ultra violet is often the one that appears when meditating in your 6th chakra and through your “third eye”.  It suggests the mystery of the unknown spiritual dimension and “lights the way to what is yet to come”, says Leatrice Eiseman the Executive Director of the Pantone Color Institute.

Don’t forget to ground and relax as the year comes to a close.  It’s a perfect time to re-center and align your values, reflect upon the past year and make plans to start 2018 with hope and love.
