There are a lot of questions about the market and what’s going to happen as it starts to shift.  Although there are homes in Marin that sell with multiple offers and an unbelievable sale price, there still seems to be some lag with other homes in the market.   This morning, there were 343 active Single Family homes in Marin for sale.  The lowest priced one is in Novato at $529,000 and the highest at $25,000,000 in Corte Madera is the Bill Graham estate.

Zillow reports the median home price to be $1,052,000.  We have 79% of our 343 homes for sale over that price in this County.  What does this all mean?  Statistically, there are so many ways to manipulate the numbers. What I feel is that there’s a slowdown coming soon and we should be smart in talking to our already educated clients.  My colleagues from other markets across the country are reporting a downshift in their counties. What I know for sure is that we live in one of the most desirable counties in the Country. That we are lucky enough to have beauty surrounding us, proximity to the ocean, mountains, and the City.  There’s access to great food, nature, clean air and water and enough of a variety of people to allow you to be whoever you are.   We’ll remain strong but certainly not immune to the changing economy.

I’m just getting back from a weekend in Park City with my women’s group. Another place in our country where there’s beauty and abundance everywhere you look.  As always, there were new experiences and education, lots of play and bonding. I can’t stress enough how important it is to get away and also to further growth and expand with curiosity.  When a group of 10 women of different backgrounds get together and spend 72 hours together, you learn a lot.  We challenged fears and the unknown….  Bobsledding and a ropes course, a full moon ceremony where we communed with dirt, earth, nature, and our inner wild woman. We did some yoga, hiking, pilates, meditation and energy work.  We were exposed to investing of all kinds; money, product, and of course in real estate. A mind blowing corporate risk structure and tax liability management was enlightening and has given me a ton of homework to do.  We ate well, stayed up way too late and although I’ll stumble home today, it was all worth it.  If anyone wants to hear more, I’m happy to share. Connections with like minded, non judgemental, curious people are priceless and gives me faith that everyone has something good to offer under layers of built up facades of who we want people to see. Take the opportunity to dig in and ask questions and see what people are all about.  I used to say that I didn’t like people much.  I know now that I just prefer getting to know what people are all about inside rather than what they project to the world.

Did you know that the Japanese belief in “forest bathing” as good for the body and mind now has some scientific backing? Spending time among trees found that it significantly improves immune function, lowers stress, and reduces hostility and depression.  So, if you’re feeling out of sorts, go outside and sit in the woods and observe or hug and talk to a tree...  I hope everyone has internal peace and quiet, and an exciting, productive week selling real estate this week.  The best of both worlds.
